Maintenance duties at a multi-family residential property are divided into
routine housekeeping functions such as grounds inspection, clogged plumbing,
replacement of electrical units, fuses, malfunctioning appliances, pool and
spa maintenance repair or replacement of vinyl, carpets, counter tops and
doors, painting troubleshooting and advance planning and budgeting for major
projects. Besides competency in basic skills, you must interact with other employees, vendors
and tradespeople. Communication between all departments and the public
must be clear, businesslike and cooperative in order for the Community to run
smoothly. Personal initiative is critical to success, as well as the
use of good common sense and safety practices.
SKILLS REQUIRED:
A minimum of two years apartment maintenance experience, including:
Successful completion of Tecton Corporation's Maintenance Questionnaire
Must have a valid driver license and be bondable.
APPEARANCE:
Must project a friendly, helpful attitude.
Well groomed with excellent personal hygiene.
Appropriately dressed. Uniforms are required and provided.
PHYSICAL CAPACITY:
Must be physically able and fit to perform all duties routinely required with
no limitations as to weight lifted, bending, working in confined spaces or
on elevated surfaces.
RESPONSIBILITIES:
The Maintenance Employee is responsible for the proper repair and upkeep
of the apartments, buildings and such other areas as designated by the
manager. Duties may include, but are not limited to:
Walking the grounds to inspect for lights out, vandalism or other damage, and to pick up trash if necessary;
Checking for proper operation all engines or machinery;
Cleaning the pool and jacuzzi areas including monitoring chemical levels;
Completion of work orders, and restoration of vacant units.
You will be assigned "on-call" duties by the manager for evening, weekend or holiday hours to assure that the Community has adequate coverage in case of emergencies. These duties are shared with other responsible employees. This position may be compensated on either an hourly or salaried basis, but is a non-exempt category.
