The Maintenance Supervisor is responsible for directing all necessary maintenance
and repairs at the property. The flexibility and good humor with which
you adjust to changing job demands, your positive attitude and strong commitment
to professional growth is critical to your success in this position. This
is an area in which pro-active relations is essential. The ability to
follow directions and regular reporting to Business Manager is essential.
RESPONSIBILITIES:
Communication between all departments and the public must be clear, businesslike
and cooperative.
Scheduling and directing all maintenance personnel in the performance
of their job responsibilities.
The maintenance, repair and replacement of equipment in all buildings
and special facility buildings on the project.
Inspecting all buildings regularly and submitting a report to Business
Manager and/or Property Manager.
Participating in the interviewing and processing of all applicants for
maintenance department jobs.
Conducting training program for all employees under your supervision.
Maintaining an inventory of supplies, materials and equipment issued
to employees by the maintenance department.
Preparing or directing the preparation of Purchase Requests and the proper
processing in accordance with company purchasing polices and accounting
procedures.
Effectively and efficiently direct all maintenance procedures and see
that all job assignment and/or work orders are carried out in accordance
with established procedures.
Overseeing all work or services performed by outside contractors.
Maintain and control all mechanical, automotive equipment and tools used
by custodial and maintenance departments.
The maintenance of all servicing records and care of all project equipment.
The appearance and conduct of all maintenance personnel.
The preparation of budget requirements for the maintenance, janitorial
and cleaning services under your supervision.
Advance planning and budgeting for major projects.
SKILLS/ABILITIES REQUIRED:
Maintenance experience, including:
standard plumbing
carpentry (hang cabinet doors, sheetrock, taping)
basic electrical and appliance repair and maintenance
floors (repair dry rot)
painting
minor roof repair
plan and specification expertise; contract execution
safety training program.
Strong organizational abilities.
Ability to respond and control emergency
Basic clerical and accounting knowledge for proper documentation of
work orders, purchases, recordkeeping,
etc.
Fire safety systems.
Scheduling process for contractor repairs
Purchase and inventory system
Quality control.
APPEARANCE:
Must be physically fit. Well groomed with excellent personal hygiene. Appropriately
dressed - uniforms are required.
PHYSICAL CAPACITY:
Must be physically able and fit to perform all duties routinely required
with no limitations as to weight lifted, bending, working in confined
spaces or on elevated surfaces.
Position requires a valid Washington State Driver License, bonding, hand
tools, transportation.
