The Business Manager is responsible for the 24-hour operation of the community: Rent
apartments, supervise staff to successfully accomplish the collection, receipt
and deposit of income due the property and maintain correctly all bookkeeping
and records-keeping functions. The Manager maintains peace and quiet
in and around the community and deals with resident relations and resident
complaints; also supervises and coordinates the work of all employees of the
property and all contractors performing services for the property. The
Business Manager is TECTON'S representative to the public and to our clients,
and therefore, is responsible and accountable for all activities carried on
at the property. The Business Manager may be required to live on site.
SKILLS REQUIRED:
Two to five years apartment community management experience, or two years of comparable management and supervisory experience. Work experience for those employees who have been promoted from other positions within the TECTON organization may be substituted for management experience.
Strong organizational skills and ability to delegate tasks effectively.
Demonstrated successful marketing and advertising activities.
Excellent sales ability, strong public relations skills and personnel management ability.
Be a problem solver; respond effectively to emergency situations.
Maintain a strong quality control program to strive for excellence.
APPEARANCE:
Must project confidence and a friendly attitude.
Well groomed with excellent personal hygiene.
Professionally dressed, in compliance with Tecton Corporation's Dress Code.
DUTIES & RESPONSIBILITIES:
The Business Manager will use his/her best
efforts to ensure that all functions at the apartment community run smoothly
within guidelines set by TECTON CORPORATION; rent all available apartments,
process all receipts, maintain proper records, supervise and coordinate the
work of all employees at the community, attend to resident relations and resident
complaints, arrange for and monitor contracted work at the community, and develop
advertising and promotional campaigns. You will be requested to complete other specific tasks as designated by the Property Manager or principal of TECTON.
